    <p>В статье анализируется зарубежный опыт внедрения инноваций в управление коммерческой недвижимостью в условиях ускоренной цифровизации и усиления ESG-повестки в 2022–2025 гг. Управление коммерческими объектами рассматривается как совокупность взаимосвязанных процессов технической эксплуатации, взаимодействия с арендаторами, финансового контроля и управления устойчивым развитием.&#13;
На основе отраслевых отчётов по рынкам smart building и PropTech, консалтинговых исследований и кейсов эксплуатации офисных и торговых объектов выделены ключевые направления инноваций: развитие «умных» зданий и систем управления ими, распространение платформенных PropTech-решений, интеграция аналитики на основе данных и ESG-метрик в принятие решений. Показано, что наибольший эффект достигается при переходе к платформенной модели управления коммерческой недвижимостью; подчёркивается необходимость адаптации зарубежных подходов к российским институциональным и рыночным условиям.</p>

    <p>The paper examines foreign experience in implementing innovations in commercial real estate management under accelerated digitalisation and a strengthening ESG agenda in 2022–2025. Commercial property management is viewed as a set of interrelated processes involving technical operation, tenant relations, financial control and sustainability management.&#13;
Drawing on industry reports on the smart building and PropTech markets, consulting studies and case material on office and retail properties, the study identifies key innovation trajectories: smart buildings and building management systems, platform-based PropTech solutions and the integration of data-driven analytics and ESG metrics into decision-making. It is shown that the greatest effects are achieved when shifting towards a platform model of commercial real estate management. The paper argues that, for Russia, the core task is to adapt foreign management approaches to local institutional settings and market conditions rather than mechanically transfer individual technologies.</p>
