The article shows how BIM (building information modeling) is becoming a source of capital expenditure (CAPEX) savings for general contractors and developers. Linking the model with deadlines and estimates (4D/5D) transforms decisions from “pictures” into manageable money: volumes and specifications are calculated more accurately, collisions are identified earlier, the schedule is leveled and rework is reduced. Based on three completed projects, it is demonstrated that the effect appears where the model is the primary source of the estimate, calendar and procurement lots, and the processes are based on formalized requirements for the model (EIR), its maintenance plan (BEP) and the common data environment. Special attention is paid to contract customization (GMP, avoided cost section), prefabrication and “BIM-to-field”. The limits of applicability are shown: without attributes, integration with estimating/ERP systems and change discipline, savings quickly dissolve in unforeseen expenses.
