Problems and fundamentals of commercial real estate management in the digital economy

Abstract:
This article discusses current issues related to the transformation of the management system of commercial real estate in the context of the digital economy. It is noted that, despite the obvious need for technological modernization, many organizations face serious difficulties in implementing modern solutions in their daily activities. The purpose of the work is to identify the key problems that arise in the process of managing commercial real estate, as well as to identify the fundamental foundations of management activities that remain important regardless of the technological tools used. The methodological base uses general scientific methods of cognition, including analysis, synthesis, comparison and generalization, as well as a systematic approach that allows management to be considered as an integral set of interrelated elements. The information basis of the study was made up of scientific publications by domestic and foreign authors on the problems of real estate management and the digital transformation of the economy. As a result of the analysis, it was found that the current difficulties in this area are systemic in nature and stem from a discrepancy between outdated management models and the new requirements of the digital environment. It has been revealed that the basic principles of management, which include such components as goal setting, organization of operation, economic model and control systems, retain their importance, but are filled with new technological content. It is shown that in the context of digitalization, there is a significant reconfiguration of the object-subject management structure, when objects evolve to hybrid entities with digital counterparts, and subjects acquire new functions of integrators and coordinators. The necessity of transition from a reactive management model to a proactive, data-based one is substantiated. The theoretical significance of the work lies in the systematization of ideas about the basic elements of management and their transformation under the influence of digital technologies. The practical significance lies in the possibility of using the findings to develop digital transformation strategies for management companies and improve educational programs in the relevant field.
