Abstract (English):
The commercial real estate market is one of the key sectors of the economy that plays an important role in business development and attracting investment. The article analyzes the main problems and prospects of the market development, including rising construction costs, fluctuations in demand, digitalization and environmental standards. Current trends such as the diversification of real estate formats, the development of flexible rental models, the use of IoT and blockchain technologies, as well as the promotion of sustainable construction are considered. Special attention is paid to the prospects for the development of regional markets and the implementation of ECM initiatives, which are becoming an important area for attracting investments. The successful development of the commercial real estate market requires flexibility, an innovative approach and strategic planning, which will effectively adapt to changes and take advantage of emerging opportunities. It is concluded that the commercial real estate market is at the stage of transformation due to economic, technological and social changes. Addressing current issues such as rising costs, fluctuating demand, and regulatory barriers requires an innovative approach and strategic flexibility from market participants. At the same time, digitalization, sustainable construction and the diversification of formats create new opportunities for growth.
