The paper examines foreign experience in implementing innovations in commercial real estate management under accelerated digitalisation and a strengthening ESG agenda in 2022–2025. Commercial property management is viewed as a set of interrelated processes involving technical operation, tenant relations, financial control and sustainability management. Drawing on industry reports on the smart building and PropTech markets, consulting studies and case material on office and retail properties, the study identifies key innovation trajectories: smart buildings and building management systems, platform-based PropTech solutions and the integration of data-driven analytics and ESG metrics into decision-making. It is shown that the greatest effects are achieved when shifting towards a platform model of commercial real estate management. The paper argues that, for Russia, the core task is to adapt foreign management approaches to local institutional settings and market conditions rather than mechanically transfer individual technologies.
