The relevance of the research topic is due to the specific features developed by banking practice in the field of mortgage lending. The article examines the factors influencing the development of the mortgage lending segment, examines the modern model of mortgage lending in Russian banking practice, its advantages and disadvantages for both credit institutions and borrowers. Thus, the mortgage market is very vulnerable and sensitive to changes in the macroeconomic situation, as well as government policy in the field of money and credit market regulation. In modern conditions, each country has certain mortgage lending models that are most adapted to national standards. Thus, the availability of escrow accounts, on the one hand, ensures the protection of citizens' funds involved in shared-equity construction, and, on the other hand, leads to an increase in the cost of housing purchased with a mortgage, which increases their loan servicing costs
