The article summarizes theoretical and applied approaches to project management and its industry-specific specification in construction. It is shown that project management is an institutionalized system of principles and methods that ensures the achievement of unique goals within specified constraints through the phased organization of work, integration of plans, resources, and participants, as well as continuous verification of the business rationale. In the construction industry, the focus is shifting to network-based scheduling, cost management, formalized change control, and risk distribution based on contract models, due to the high capital intensity, multi-stage nature, and regulatory requirements. The role of digital transformation has been established, as the transition to integrated data environments, information modeling, digital twins, geoinformation, and sensor-based solutions enhances transparency, reduces rework, improves the accuracy of deadlines and budgets, and enhances the security and manageability of project portfolios. The proposed framework for practical application is focused on linking the process, contractual, and digital management loops, which ensures the reproducibility of results and increases the competitiveness of participants in the construction market.
